Work in Linwood
Built fast, and what that leaves behind
Linwood's housing is largely post war, built at pace, in block, and roughcast from new. Speed on a building site shows up decades later in the backing coat rather than in the finish.
In practice that means more of the walls here have areas that sound hollow than you would expect from the look of them, and sounding the wall before quoting is not optional. It is also why we would rather tell you on day one that half an elevation is coming off than find it with the scaffold up.
Full re-dash rather than patching
Where a wall has multiple hollow areas, patching each one is chasing the problem round the house. The sensible answer is usually to take the elevation back and re-dash it.
It costs more on the day. It is also the difference between a job that is finished and a job you are back at in two years.
Inside
The same housing gives the same interiors: textured ceilings, ceilings that have moved, and walls that want skimming flat rather than papering again.
Ceilings that have come down or are sagging are a job to deal with rather than watch. One of the jobs in our work section had already collapsed with the insulation hanging through it.

Straight answers
Questions about work in Linwood
How do you know if the render is hollow?
We tap across the wall with a hammer. Sound render rings; render that has let go sounds hollow. A wall can look perfect and be hollow across half of it.
Is it worth just painting it?
It is cheaper now and it is usually the reason the next job is bigger. Paint seals the wall, and when it flakes it takes dash with it.
