What we did

Cracking with black streaks running out of the cracks. That pattern means water is getting in and running behind the render, and it will keep going until the render comes off.

We took the failed sections back to a sound edge, re-dashed, and ran a white smooth render surround round the garage opening and the balcony. Cutting back to sound work is the part that takes the time and the part that decides whether the repair holds.
